This includes how to best present your property for a successful let; marketing your property nationally to our wide database of applicants; negotiating between you and your applicant to get the right tenancy terms; creating a bespoke agreement to suit all parties; and keeping you informed with legislative requirements including health and safety and relevant consents and conditions for letting your property.

Landlord Scale Of Charges

Fully Managed Arrangement Fee £594.00 inclusive of VAT (£495.00 + VAT)
This service includes marketing your property, arranging viewings, negotiating offers, referencing applicants, drawing up bespoke, ring fenced Tenancy agreement, collecting both the tenants Holding and Tenancy Deposit, registering the latter with the TDS, collecting the tenants first month’s rent in advance of releasing the signed tenancy agreement.

Premium Management Service fee
Properties within the Essex area 12% inclusive of VAT (10% + VAT)
Properties outside of Essex 14.4% inclusive of VAT (12% + VAT)

This service includes drawing up an extensive inventory and schedule of condition report and photos prior to the tenancy commencing. Carrying out right to rent checks on all ingoing tenants and occupants prior to releasing the keys to the property. Presenting a tenant moving in pack with advice on keeping the Landlords property to the high standard that Brand & Brand expect from their tenants. Rent collection for the term of the tenancy. Chasing any arrears that may occur. Pay the Landlord by faster BACS payment on receipt of the tenants rent (less deductions of agent fees, or works invoices, already agreed in advance with the Landlord). Carry out regular inspections of the Landlords property to ensure that both, the tenant is looking after the Landlords investment, plus to look for any maintenance issues that may need addressing to keep the property to a high standard. Brown & Brand will arrange any maintenance and safety certificates to be carried out, by our preferred contractors, with prior agreement from the Landlord. We use local tradesmen who have provided their Public Liability insurance and suitable references. Once notice to vacate is given or received, Brown & Brand will ensure a seamless hand over of keys and action any repairs or dilapidations that need to be addressed before reletting. In the instance that there are dilapidations, Brown & Brand will submit a claim on the Landlords behalf for costs, to the TDS deposit scheme.

This service includes marketing your property, arranging viewings, negotiating offers, referencing applicants, drawing up bespoke, ring fenced Tenancy agreement, collecting both the tenants Holding and Tenancy Deposit, registering the latter with the TDS, collecting the tenants first month’s rent in advance of releasing the signed tenancy agreement. We are members of ARLA Propertymark which means we meet higher industry standards than the law demands and strictly adhere to their regulations, ensuring that we only provide a first-class service and offer you the best possible advice. We are also members of The Property Ombudsman, Property Redress Scheme, TDS, DPS and backed by a Client Money Protection (CMP) scheme which guarantees your money is always protected.

Minimum Fee

Where the landlord cancels the agent’s instruction to provide a management service the Agent will charge, and the Landlord will pay, a fee based upon 6% (inclusive of VAT) of the agreed rent for the period, not exceeding six months from the commencement date of the tenancy.

The fees under the above services are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the agent.

VAT is payable at the prevailing rate on all our fees. In accordance with consumer legislation it is quoted as included in the prices stated above.
